Metropolis marks Greenland USA’s first large-scale mixed-use development in downtown Los Angeles, setting a new benchmark for urban residential architecture in one of the country’s most dynamic cities.

Located on a 6.3-acre site adjacent to the 110 Freeway, the $1.2 billion development brings together three high-rise residential towers and an 18-story hotel within a cohesive, thoughtfully planned environment. Spanning 1.95 million square feet, the project introduces 1,510 residential units, 60,000 square feet of retail, and 1,800 parking spaces to the urban core, reinforcing downtown LA as a vibrant, 24-hour neighborhood.

The scale and complexity of Metropolis required disciplined coordination and a clear architectural vision. In Phase I, HED served as Interior Executive Architect for a 38-story residential tower comprising 310 units. Rising above a five-level podium parking structure, the tower is anchored by an expansive amenity deck that transforms structured parking into an elevated landscape.

Residents step out onto a resort-style environment that includes a clubhouse, pool and cabanas, fitness areas, a meditation garden, and a dedicated dog park. These amenities create moments of retreat while maintaining visual and physical connections to the city skyline.

Phase II expanded the vision significantly. Serving as Executive Architect, HED helped deliver two additional luxury high-rise condominium towers of 40 and 56 stories, adding 1,200 residential units to the development. A 1.5-acre amenity deck acts as the social and recreational heart of the project, offering generous outdoor space in a dense urban setting. Below and alongside the towers, 60,000 square feet of retail space activates the pedestrian experience and contributes to a layered, walkable streetscape. An eight-level above-grade parking structure, complemented by two subterranean levels, accommodates 1,800 vehicles while maintaining a strong urban edge.

Metropolis balances vertical density with livability. Expansive glazing, generous amenity offerings, and carefully programmed outdoor spaces support a contemporary lifestyle shaped by flexibility and access. The integration of residential, hospitality, retail, and parking within a unified master plan reflects a smart approach to mixed-use architecture in Los Angeles, where land is scarce and expectations for quality are high.
