Revitalizing a Suburban Campus with Outdoor Amenities
In San Diego’s growing science and technology sub-market, an outdated suburban office site was transformed into a vibrant campus destination through thoughtful landscape architecture and adaptive re-use. HED partnered with CapitaLand to reimagine the five-acre property, creating a generous outdoor amenity hub that repositions the site as a modern, wellness-focused workplace environment.
The new landscape design replaces underutilized space with active and social amenities that support both tenant attraction and employee well-being. Pickleball courts, a grand lawn, and flexible areas for outdoor dining and meetings create opportunities for recreation and connection, turning the site into more than a place to work.
The main entry sequence was also redefined, with enhanced paving, shaded gathering spaces, and native plantings that establish a clear sense of arrival while supporting casual social interaction and intuitive wayfinding.
A curvilinear design language ties the entry and rear amenity areas together, softening the site’s formerly rigid character and introducing a contemporary aesthetic. The emphasis on wellness extends throughout the campus. Forty fruit trees and raised garden beds invite tenants to engage with the landscape in hands-on ways, while artificial turf and a multipurpose sport court encourage outdoor fitness and informal play. Collectively, these features elevate the workplace into a destination for daily life, not just daily work.
Certified LEED Gold, the project reflects a commitment to sustainability as well as community. By balancing ecological considerations with tenant-focused amenities, HED helped reshape 6055 Lusk into a campus that aligns with the priorities of today’s workforce while contributing to the long-term vitality of the surrounding district.
