Reimagining a Historic Riverfront Community

The first phase of Lathrop’s site-wide reimagination sets the foundation for a renewed neighborhood along the Chicago River. Originally built in the 1930s as a public housing development, Lathrop had long held architectural and cultural significance, yet its aging buildings and disconnected landscape limited its ability to serve contemporary residents. The redevelopment effort sought to honor its historic character while repositioning the site as an active, mixed-income community bridging two of the city’s most prominent areas.

Services

Phase 1 focuses on the preservation and modernization of sixteen historic buildings on the north half of the site. The scope brings new life to the riverfront, introduces six acres of green space, and recasts previously underused areas as accessible public amenities. Throughout this phase, the goal was to create a neighborhood that feels both rooted in its heritage and responsive to present needs, offering residents healthier homes, greater mobility, and stronger connections to each other and the surrounding city.

For Phase 1, HED applied its integrated design approach and deep housing experience to guide the restoration and modernization of the historic structures. Because the original buildings were never designed to support contemporary mechanical, electrical, plumbing, and accessibility requirements, the team worked closely across disciplines to coordinate new systems within the constraints of the historic fabric.

This collaborative process made it possible to introduce modern performance without diminishing the integrity of the masonry buildings that define Lathrop’s identity.

The broader redevelopment spans twenty-five historic structures over three phases, and Phase 1 established the preservation strategy that carries across the site.

Inside the renovated homes, upgrades such as advanced insulation, energy-efficient HVAC, and high-performing building systems create healthier and more adaptable living environments. Restored masonry; including brick and limestone on the exterior and glazed block on the interior—maintains the architectural character residents associate with Lathrop. These combined improvements contribute to the neighborhood’s LEED Neighborhood Development Gold certification and recognition under the Green Community Criteria, reflecting a smart, environmentally responsible approach to revitalization.

Landscape plays a pivotal role in reorienting the community toward the river and transforming daily experience. The revitalized Great Lawn, new riverwalk, boat launch, and welcoming outdoor spaces invite residents and visitors to gather, pause, and connect with nature. What once functioned as a series of disjointed edges now forms a continuous public realm that supports recreation, community life, and ecological health.

The reimagined Lathrop reflects a decade of collaboration and a shared commitment to preservation, housing choice, and neighborhood vitality. Phase 1 demonstrates how thoughtful design can bridge past and present, positioning the historic campus as a vibrant and enduring community asset.
