Connected, Sustainable Student Living in Los Angeles
Expo Point is a new seven-story student housing community designed to meet the growing demand for high-quality, off-campus residences for students at the University of Southern California. The project introduces 429 units (providing a total of 1,274 student beds) just a short walk from USC’s campus. Blending residential, retail, and community amenities, Expo Point creates an urban hub that links students to both the university and the vibrant neighborhood surrounding Exposition Park.
Located on a prominent infill parcel between BMO Stadium and the 110 Freeway, the project takes advantage of its dynamic setting. At the ground level, 16,000 square feet of retail and a lively public plaza invite students, visitors, and neighbors into the site. Storefronts, carefully placed entries, and strategically designed lighting make the plaza safe and welcoming throughout the day and evening. Apartments overlooking the plaza reinforce activity and visibility, creating an atmosphere where public and private spaces are visually connected.
In addition to retail, Expo Point incorporates 14,000 square feet of amenity space and a seven-level parking structure with 62 public parking stalls and long- and short-term bike parking distributed across the site. By offering a mix of amenities, circulation options, and retail conveniences, the project extends beyond housing to become a destination for gathering, shopping, and community engagement.
Residential offerings are equally diverse. The 429 units include a range of apartment types (from studios to five-bedroom layouts) designed to meet the needs of students seeking different living arrangements. Of these, 87 units are designated affordable, providing equitable housing options in the USC area.
The top of the building culminates in a dramatic amenity space: a large indoor lounge and an expansive outdoor pool deck that offers sweeping views over Exposition Park, BMO Stadium, and the USC campus. These elevated social spaces provide students with places to relax, recharge, and connect outside of their academic routines, further enhancing the sense of community within the development.
Sustainability was also an important driver of the design. Expo Point is designed as an all-electric building, with solar panels installed on the roof of the residential portion to help offset energy use. These strategies align with USC’s broader sustainability commitments while lowering the long-term operational footprint of the development.
