In the heart of downtown Los Angeles, steps from the sports and entertainment energy surrounding the Staples Center district, CIRCA rises as a defining presence on the skyline. Developed by Hankey Investment Company, this 2 million-square-foot mixed-use high-rise transforms a 2.7-acre site into a vibrant residential and retail destination. With 648 high-end condominiums and more than 50,000 square feet of ground-level retail and restaurant space, CIRCA introduces a new model for vertical urban living in Los Angeles.
The project’s ambition was clear: create an iconic residential address that captures panoramic views while contributing meaningful density and activity to downtown. As LA’s first curvilinear twin residential towers, CIRCA responds with a sculptural form that maximizes sightlines and frames sweeping views of the city and surrounding hills. The paired towers curve gracefully against the skyline, their geometry doing more than making a visual statement. The design expands perimeter exposure, allowing residences to capture light and vistas from multiple orientations.
Inside, the 648 residences range from approximately 750 to 4,000 square feet, offering a broad spectrum of configurations. Each unit is organized to prioritize openness, daylight, and connection to the urban landscape beyond. Floor-to-ceiling glazing draws the city inward, while thoughtful layouts balance privacy with expansive living areas suited to both quiet retreat and lively gatherings.
At the center of the development, a 1.5-acre amenity deck forms an elevated urban oasis. Two pools anchor the outdoor experience, including a dedicated lap pool positioned adjacent to a 2,000-square-foot fitness club. A co-working lounge, clubhouse, and library extend daily life beyond the private residence, supporting remote work, social connection, and recreation within a single, cohesive environment. Generous landscaping and layered outdoor spaces soften the urban context and create places to sit, swim, gather, or simply look out over the city.
